Tenant Screening Process
* All potential tenants must pass a thorough background check and meet specific and appropriate criteria before they will be accepted. You have the option of choosing the tenant or simply letting a professional make the decision for you.
* Rental criteria include:
* Valid license or state ID and a social security card.
* Rental references with phone numbers.
* Eviction free rental history.
* Mortgage statement if they were a homeowner.
* One year of verifiable income.
* Gross monthly income three times greater than rent.
* Good credit.
* Criminal background check.
* Not currently in bankruptcy.
Rent Collection and Evictions
We will make every effort to collect rents by the first of the month. We will process these rents and have your net proceeds to you by the 15th of the month. In the event rent collection is not successful we will take the necessary legal actions to evict the tenant from your property in a timely manner.
Accounting Services
All accounting is done via internet based property management specific software. Our software tracks all accounts payables, account receivables, maintenance history and expenses. We provide monthly accounting statements as well as year end reports along with 1099 tax forms.
* Supervision of property repairs and maintenance.
* We will always keep owners best interests in mind when ordering repairs to be done.
* Only qualified repair companies are allowed to work on your property. Each company has been pre-selected by Hunt to ensure fair pricing and quality workmanship.
* Competitive bidding on major repairs requiring owner approval before authorization.
* 24 hour phone service for emergency repairs.
* 30 day drive-by inspections along with six month walk through inspection with written report to owner. This ensures everything is in order and the tenant is in compliance with the lease agreement.
Communication
* Weekly owner phone or email updates during vacancies.
* Copies of all lease agreements sent to owners.
* Written bids sent for prior authorization on improvements.
* All phone calls returned within one business day by our staff.
* 24 hour emergency phones available for tenants.

Our Guarantee
* If you are not 100% satisfied with our services at any time, for any reason, cancel us, no questions, and no penalties. Ask our competitors if they have this guarantee.

Service Fees
* Our fee for a new owner/client is $399.00. This fee covers the Multiple Listing Service co-broke and our costs for yard sign installation.
* We also collect a $250.00 owner reserve to be used in case emergency repairs are required
* Both the $399.00 and the $250.00 can be deducted from the first months rent so there is no initial out of pocket expense.
* Our monthly fee is 10% of the gross monthly rent with a $70.00 minimum.
Multiple Property Concessions - For each new property that a client brings to us, we credit the first month’s management fee for free. We will also give a free month’s management fee for referring new property owners to us.
